ACE RENTALS PYPARAGUAY Book

Booking terms

Version 1.0, draft of 13 October 2026. In force from its publication, once the legal review is complete.

These terms apply to bookings made directly on www.acerentalspy.com. They are supplemented by the Payments, cancellations and refunds policy, which governs price, payment, cancellations and refunds.

By ticking the acceptance box on the booking form, the lead guest accepts these terms and the Payments, cancellations and refunds policy in the version in force at that time.

1. Service

1.1. ACE RENTALS PARAGUAY, a brand of ALPHA CAPITAL EMPRENDIMIENTOS S.A. (ACESA), offers short-term accommodation by the night in furnished units, for holiday, business or other short stays.

1.2. A booking grants the use of the unit for the nights booked and for the number of guests stated. It is not a residential tenancy and grants no right to stay beyond the check-out date.

1.3. Each unit has a listing on the site showing its capacity, beds, amenities, check-in and check-out times, house rules and applicable cancellation level.

2. Booking and confirmation

2.1. The guest chooses the unit, the dates and the number of guests. Before payment, the site shows the total price with its breakdown and the applicable cancellation policy.

2.2. When the booking is started, the dates are held for a limited time, shown on screen, to complete the details and the payment. If that time expires without a credited payment, the dates are released at no charge.

2.3. The booking is confirmed only when the full payment has been credited online. ACE RENTALS PARAGUAY does not accept bookings without prepayment.

2.4. With the confirmation, the guest receives by email the booking code, the summary with the applicable cancellation policy and, for arrival, the exact address and access instructions for the unit.

2.5. The lead guest must check the summary before paying and report immediately any error noticed in the confirmation.

3. Lead guest and personal details

3.1. The lead guest must be at least 18 years of age and have legal capacity to contract. The lead guest is responsible for compliance with these terms by all guests, visitors and pets included in the booking.

3.2. Booking requires first name and surname, email address, telephone, country and type and number of identity document. The payment gateway requires the name, email address, telephone number and document number of the payer and may require a specific format for that number. If the guest's document is not accepted, the guest may write to reservas@acerentalspy.com to find an alternative.

3.3. On arrival, each adult guest must present a valid identity document. ACE RENTALS PARAGUAY may record the guest details required by applicable regulations.

3.4. Personal data are processed in accordance with the Privacy policy.

4. Guests, visitors and minors

4.1. The number of guests may not exceed the maximum capacity of the unit. Only the persons included in the booking may stay overnight. Guests beyond those included in the base price are subject to the charge stated in the unit's listing.

4.2. Visitors require prior notice, may not stay overnight and must respect the rules of the unit and of the building or condominium.

4.3. Minors must stay accompanied by their parents, guardians or a responsible adult authorised by them. Their entry, stay, care and conduct are the sole responsibility of the lead guest and of the adult guests accompanying them. ACE RENTALS PARAGUAY may request documents proving the relationship or the authorisation, in accordance with applicable regulations.

5. Check-in and check-out

5.1. Check-in and check-out times for each unit are shown in its listing and in the confirmation.

5.2. Early check-in or late check-out are subject to availability, must be arranged in advance and may carry a charge, which is stated before they are accepted.

5.3. If the guest expects to arrive outside the stated hours, the guest must give advance notice so that access can be arranged.

5.4. On departure, the guest must leave the unit in reasonable condition, locked, with keys or access devices returned according to the instructions received.

5.5. Late arrival, no-show and early departure are governed by the Payments, cancellations and refunds policy.

6. House rules

6.1. Each unit has its own house rules, which are published in its listing, displayed next to the entrance door and available in leaflets inside the unit. Where the rules of the unit are more specific than these general rules, the rules of the unit apply, except for points 6.2 and 6.6, which apply to all units.

6.2. Parties and events are not allowed.

6.3. Smoking, including e-cigarettes and vaporisers, is allowed only in units and areas whose house rules expressly permit it. In all other units, smoking indoors is prohibited.

6.4. Pets are accepted with notice given when booking, in units whose house rules allow them, and subject to the cleaning surcharge stated in the listing. The lead guest is responsible for their behaviour, hygiene and any damage they cause.

6.5. Neighbours' rest must be respected between 22:00 and 08:00, as must the rules of the building or condominium.

6.6. The unit may not be used for unlawful activities or for purposes other than accommodation, nor sublet or assigned to third parties.

6.7. In the event of a serious breach, such as a party, exceeding the number of guests, unlawful activity or repeated disturbance of neighbours, ACE RENTALS PARAGUAY may end the stay without refunding the unused nights and apply the corresponding surcharges.

7. Care of the unit, damage and surcharges

7.1. No security deposit is required.

7.2. The lead guest is responsible for damage, missing items and extraordinary cleaning caused during the stay by the guests, their visitors or their pets. Normal wear and tear and pre-existing defects are not considered damage.

7.3. ACESA reserves the right to apply surcharges for these items, for example for smoking in a non-smoking unit, for damage to appliances or furniture, for bed linen or towels irreparably stained or for lost keys. The amounts will be set out in a schedule of surcharges published on the site and available in the unit. Until that schedule is published, the surcharge will be the documented cost of repair, replacement or cleaning.

7.4. Before charging a surcharge, ACE RENTALS PARAGUAY will inform the lead guest by email of the reason, the amount and the evidence (for example, photographs or quotes), and will allow a period for the guest to submit comments.

7.5. How surcharges are collected is described in the Payments, cancellations and refunds policy.

7.6. The guest must report on arrival any damage or missing item found in the unit, and during the stay any fault that occurs, so that it can be fixed and is not attributed to the guest.

8. Liability

8.1. ACE RENTALS PARAGUAY undertakes to provide the unit in the condition described in its listing and to deal with any fault arising during the stay as quickly as possible.

8.2. If the unit cannot be provided or ceases to be habitable for reasons not attributable to the guest, the provisions of the Payments, cancellations and refunds policy on cancellations by ACE RENTALS PARAGUAY apply.

8.3. ACE RENTALS PARAGUAY is not liable for interruptions of public or third-party services, such as electricity, water or internet, beyond its control, nor for valuables left unattended in the unit, except where it is at fault. This limitation does not affect the rights granted to the guest by consumer protection law.

8.4. Use of shared facilities such as swimming pools, barbecue areas or gyms is at the guests' own risk and subject to the rules of the premises. Minors must be supervised by an adult at all times.

9. Enquiries and complaints

9.1. Enquiries and complaints are received at reservas@acerentalspy.com, quoting the booking code. ACE RENTALS PARAGUAY acknowledges receipt within 2 business days and responds on the merits within 10 business days.

9.2. Problems during the stay must be reported at once, so that they can be solved on site.

9.3. The guest is asked to submit any complaint through this channel before disputing a payment with their bank or card issuer. This request does not limit the guest's legal rights, including the right to apply to the consumer protection authority.

10. Bookings made on other platforms

10.1. Bookings made on Booking.com, Airbnb or other platforms are governed by that platform's terms, cancellation policy and payment methods, not by these terms.

10.2. The house rules and the rules of the unit apply to every stay, whatever the booking channel.

11. Acceptance, versions and governing law

11.1. Acceptance of these terms is recorded with the date, time and number of the version accepted.

11.2. ACESA may amend these terms. Amendments do not affect bookings already confirmed, which are governed by the version accepted when booking.

11.3. In case of discrepancy between language versions, the Spanish version prevails.

11.4. These terms are governed by the laws of the Republic of Paraguay, with the jurisdiction set out in the Legal notice.
